What is Sealcoat?

Sealcoat is a protective pavement sealer, applied as a liquified material designed to preserve asphalt. It’s not a miracle fix—it won’t smooth out rough, rocky pavement or glue crumbling asphalt back together. Instead, sealcoating’s purpose is simple but powerful: it keeps good asphalt in good condition, extending its life and performance.

Why Sealcoat?

Asphalt may look solid, but it’s surprisingly porous. Moisture seeps into microscopic openings, and when freezing weather hits, that water expands—loosening sand and rock from the pavement’s base. In Colorado, the constant freeze-thaw cycle speeds up erosion, breaking down essential oils and minerals in the asphalt and leading to cracks, pitting, and premature failure.

A quality sealcoat soaks into those tiny pores, forming a protective barrier that keeps moisture out and forces rain and snowmelt to roll off and evaporate more quickly. It also helps striping last longer, since it prevents loose sand from wearing down paint prematurely.


When to Sealcoat?

Asphalt starts eroding within its very first year, which is why timing is critical.  We recommend Sealcoating the first and second year after paving and then every 2- 3 years for the life of your asphalt. This schedule balances cost-effectiveness with maximum protection.
